Fall 2026 & Spring 2027 Housing

Incoming Freshmen Who Missed the May 4th Deadline

The incoming freshmen housing application closed at 11:59pm EST on Monday, May 4th, 2026. However, if incoming freshmen are interested in University Housing for next academic year, they need to visit the Living@TU Portal and click on and complete the “Housing Waitlist Form” to add themselves to the freshmen waitlist starting at Noon on Tuesday May 5, 2026 and ending on Monday, June 1, 2026 at 11:59pm when the Housing Waitlist closes. 

Submitting a Housing Waitlist Form does not guarantee your housing. Waitlist communication will not begin until May 29, 2026.

Students WHo Completed the Housing application

We are excited for students to embark on Phase 2 of the Housing Process! Review and follow the steps below to ensure you secure your roommate groups, solidify your housing preferences, and become familiar with assignments and move-in information.

  1. Complete Phase 2 of the Housing Process - Roommate Group Process opens May 5th and closes on May 21st  (Optional): During this phase, you are able to find and confirm your roommate through the Living@TU Portal. The Incoming Freshman Student Roommate Matching Guide will be available when the process opens on May 5th. It will help you complete this step in the process. All roommate requests will need to be mutual.  Students with roommate requests will need to select/confirm their roommate by May 21, 2026.
    1. You can skip this phase to be matched with a roommate based on the answers you provided during the roommate questionnaire step.
  2. Medical Accommodation Requests for Freshmen are due by June 2nd: Students that have a medical need for housing accommodations must submit their accommodation request through the office of Accessibility and Disability Services.
  3. Receive Your Housing Assignment and Move-In Information on July 31st after 5:00pm: An email will be sent to students on or by July 31st notifying them of their housing assignment, roommate information, and Move-In information.
    1. Due to TU's housing demand, we are unable to honor requests for a specific room, type of room, building, suitemates or location of a room within a building. Students are not guaranteed a specific housing type.
    2. Housing assignments for all new incoming freshmen students are made on a random basis by the department's housing management software utilizing the Roommate Matching Questionnaire that students complete within the University Housing Application. Assignments are also driven by the Living Learning Community (LLC) students apply and are selected for.
    3. Incoming freshmen are able to request a roommate during the Roommate Selection Process, which opens on May 5th and closes on May 21st. The Roommate Group Process Guide has been developed to assist students through the process.
    4. Submitting the University Housing Application early does not elevate one student over another in the assignments process.

PHASE 1. COMPLETE HOUSING CONTRACT: Student logs in to the Living@TU Portal to complete the 2026-2027 Housing Contract. Jan 30 May 4
PHASE 2a. ROOMMATE GROUP PROCESS: Students have an opportunity to log on to Living@TU Portal to search for other students to form roommate groups to live with next year. If students prefer to go through the process individually/without a roommate, they can go “Solo”.  The Roommate Group Process Guide has been developed to assist students through the process.

PHASE 2b. UPDATE APPLICATION, HOUSING & LLC PREFERENCES: Students will have additional time to update their housing application. This includes housing preferences, roommate quesstionnaire, and LLC interests within the Living@TU Portal. May 5 May 21
MEDICAL HOUSING ACCOMMODATIONS PRIORITY DEADLINE: Students that have a medical need for medical-related housing accommodations must submit their accommodation request through the office of Accessibility and Disability Services. Students are permitted to submit medical accommodation requests after the June 2nd priority deadline, however, the ability to fulfill approved requests will decrease as placement will depend on the remaining available spaces. PHASE 3. HOUSING CHARGES ADDED TO STUDENT ACCOUNT:  During the first week of July, a housing placeholder charge of $5,038 will be sent to the accounts of incoming freshmen who completed a housing contract. These charges will become visible to a student after they have registered for fall classes. After August 1st, charges will be updated to accurately reflect the student's assignment.

PHASE 4. RECEIVE HOUSING ASSIGNMENT & MOVE-IN INFO: An email will be sent to students on or by July 31st notifying them of their housing assignment, roommate information, and Move-In information. July 31
PHASE 5. INCOMING FRESHMEN MOVE-IN: Incoming students will report to the TU Arena for centralized check-in. Incoming students are required to sign up for a specific 1-hour check-in window between 9:00am and 4:00pm on August 20 to August 21. Aug 20 Aug 21

Housing Contract Cancellations for 2026-2027

A student who wishes to be released from this Contract prior to the first day of fall classes (the “Fall Pre-Term Period”) but who does not meet the criteria listed for cancellation set forth within the Housing Contract, may elect to pay a Fall Pre-Term Cancellation Fee and be released.  A Fall Pre-Term Cancellation Request Form must be completed and submitted by the student before the first day of Fall Classes. The applicable Pre-Term Cancellation Fee amount will be assessed in accordance with the following fee schedule:

Cancellation Fee. Cancellations approved after the Fall Pre-Term Period schedule (above) will be assessed a $350 cancellation fee to the student upon cancellation of the Housing Contract (whether initiated by the University or at student’s request). To initiate a housing contract cancellation, students must submit a Housing Contract Cancellation request via the Living@TU Portal.

Gender-Inclusive Housing

All housing assignments are made based on legal sex unless the student requests Gender Inclusive Housing. Gender-inclusive housing can be requested during the application process.

Medical Accommodations

Students that have a medical need for medical-related housing accommodations must submit their accommodation request through the office of Accessibility and Disability Services. Students are permitted to submit medical accommodation requests after the June 2nd priority deadline, however, the ability to fulfill approved requests will decrease as placement will depend on the remaining available spaces.

Alternative Housing Options

  • TU has a partnership with Capstone On-Campus Management which operates Harris Hall & Tubman House. Review their site to learn more about their application process and availability. Harris Hall and Tubman House and Millennium Hall are not operated by the university. Any monies paid to Capstone Properties cannot be transferred to the university.
  • TU has recently entered into a partnership with Towson Place Apartments. Please contact them directly to learn more about their application process and availability.
  • TU is sponsoring an Off-Campus Housing Fair on Monday, June 15th from 9:30am-11:30 in the University Union. Registration is not required to attend. Any student still looking for Fall housing is welcome!
